Why does water keep collecting beside my foundation?

Water collects beside a foundation when the site lacks a clear path to a safe discharge point. Soil slope, roof runoff, blocked outlets, and low areas all matter. A site review should trace water from the roof and grade through the yard. That review helps decide whether a drain, outlet, basin, swale, or grading change fits.

Drainage Solutions for Foundation Water in Sammamish

Drainage Solutions focus on water that gathers near foundations, patios, planting beds, or low parts of a yard. This page helps you decide which drainage parts belong in the scope, with French drains as the main option for subsurface collection.

The right design follows the water source and the available discharge point. We inspect soil, slope, roof runoff, existing outlets, and access before we recommend a repair or installation. A drain isn't the right answer when the main issue is a damaged pipe, a plumbing leak, or a structural foundation problem.

  • Trace roof and surface water toward the foundation.
  • Check soil, slope, low areas, and existing drainage outlets.
  • Choose between collection, conveyance, discharge, or grading work.
  • Plan access around patios, planting beds, walkways, and walls.
  • Confirm how the finished surface will meet the new drainage path.

Process

How we plan and build site drainage

1

Trace the water source

We follow roof runoff and surface flow to see where water starts and where it gathers.

2

Check soil and site grades

We inspect soil, slope, low points, existing outlets, and access around the affected area.

3

Choose the drainage parts

We select collection, conveyance, discharge, or grading work that matches the site findings.

4

Set the construction scope

We explain materials, surface impacts, design details, and the quote before construction begins.

5

Build and connect the path

We install the planned drainage work and coordinate it with nearby landscape construction.

Why choose a design-LED drainage plan

Start with the water path

The first decision is where water comes from and where it can safely go. We check roof runoff, surface flow, soil, slope, and the discharge point before selecting parts. Drainage work is the wrong job when a plumbing break or structural foundation defect is the true source.

Connect drainage to the yard

A drainage plan should fit the rest of the property. We account for planting beds, patios, walkways, retaining walls, and lawn grades so the work supports the wider site design.

Use clear design documents

Our landscape architect-led approach turns site findings into a clear scope for materials, grading, drainage paths, and construction. You can review the plan before the build moves ahead.

Choosing the right water-control approach

Each option handles a different part of the water path, so the site condition should guide the choice.

We recently had Adam help us with two big yard projects. For our primary home we had a goal of making our property lower maintenance so Adam designed a beautiful plan to bring in character with large rocks and appropriate ground cover and plants to replace all of the grass that we took out in the front yard and he and his team replaced our backyard grass with beautiful artificial turf that looks like perfectly cut grass. We are thrilled with the results and can’t say enough about how great Adam was to work with. He was very organized, had great communication and check ins and did exactly what he said he would do, and his team of workers were so respectful of property and easy to work with. After such a great experience we had him also help re design and improve our Suncadia yard to make it fit in more with the mountain landscape. All Projects were finished ahead of deadlines for some key entertaining events we had planned!

Adam has done landscaping jobs on our property, and we couldn’t be happier with the results. We managed to turn our backyard into a mini park, and the expense was more than reasonable. We also changed our high maintenance front yard into a low maintenance clean look that doesn’t demand weekly attention. When you get to the time of picking plants, Adam will meet you at the nursery and he’ll give you excellent advice as to what plants are best suited for your layout and expected results, and your plants are guaranteed for one year, so if some don’t take, he’ll replace them with new ones. Both jobs added value and usability to our place, and now we’re able to enjoy our yard year round

Questions about foundation drainage work

Which drainage solutions redirect water away from foundations?

French drains redirect subsurface water away from foundations when the site has a workable collection and discharge path. Downspout extensions can move roof runoff, while catch basins collect surface water. Swales and grading changes guide water across the ground. The site’s soil, slope, outlet, and access decide which parts belong together.

How do you decide where collected water should go?

The discharge point decides whether a drainage plan will work. We trace the flow, inspect the grade, and review nearby surfaces and planting areas. A suitable outlet must keep water away from the foundation and avoid creating a new low spot. The final scope explains how collection connects to conveyance and release.

What should I check before requesting a drainage assessment?

A short record of the water problem gives the assessment a useful starting point. Note where water appears, whether roof runoff reaches the area, and which surfaces become wet. Photos after rain can help show the flow path. Also share planned patios, walls, paths, or planting changes that could affect access.

When is grading a better fit than a drain?

Grading is a better fit when surface water follows the wrong ground slope and a safe route can be shaped. A drain is more suitable when water needs underground collection or conveyance. We inspect both surface flow and subsurface conditions before choosing. A damaged pipe or foundation defect calls for a different repair.

Why does the price change between drainage projects?

Site access, excavation, soil, slope, outlet conditions, and surface restoration change the drainage scope. A project beside a patio or retaining wall needs different planning than an open lawn area. We review those conditions before preparing a quote. Upfront pricing covers the agreed work, not an unexamined extra scope.

Who provides drainage design and construction for this work?

LandscaperIssaquahwa.com provides drainage design and construction as part of a landscape design-to-build service. Our team reviews soil, slope, drainage paths, and nearby outdoor features. The scope can connect water control with planting, patios, walkways, retaining walls, and lighting when those parts belong to the same property plan.
