About

What drainage work changes on a property

Drainage Solutions address how water enters, crosses, collects, and leaves a site. The work may involve grading, surface flow changes, subsurface drainage, outlet planning, or repairs to existing drainage parts. The first decision is cause. A saturated lawn needs a different response from water that runs across a patio or gathers beside a foundation. Soil, slope, planting beds, retaining walls, paths, and roof runoff all affect the plan. We also consider the limit of the work. Drainage changes need a safe discharge path, and the plan must fit the property's design. Our design-to-build process connects site review, material selection, and construction so the water plan does not conflict with the rest of the yard.

What Drainage Solutions Covers?

Drainage Solutions are site improvements that guide excess water away from foundations, lawns, planting beds, and walkways.

  • Drainage work differs from general planting or hardscape work because it measures water movement before it changes the surface layout.
  • The service uses the property's soil, slope, and existing drainage conditions to define a practical water path.
Process

How we diagnose and plan drainage work

1

Trace the water path

We inspect low areas, slopes, soil, planting beds, hardscape edges, and visible outlets to understand where water starts and stops.

2

Separate cause from symptom

We compare pooling, erosion, muddy areas, and saturated soil with the site's grade and existing drainage parts.

3

Set the drainage scope

We present the planned work, materials, access needs, and project details before construction begins.

4

Build and connect the solution

We install or adjust the planned drainage work and coordinate it with the property's planting, grading, and hardscape.

5

Check the water route

We review the completed path and explain maintenance points that can affect future flow, outlets, and soil movement.

What to prepare before a drainage assessment

A few clear details help us understand the water problem before we review the property.

  • Mark where water pools, flows, or reaches the home and outdoor areas.
  • Share photos from different weather conditions when those photos are available.
  • Note nearby patios, walkways, retaining walls, planting beds, and downspouts.
  • List any past grading, drainage, planting, or hardscape work.
  • Identify access limits that could affect inspection or construction.

Our Standard

Project Scope

We present drainage scope, site findings, material choices, and planning details before construction begins.

Tailored Recommendations

We align drainage recommendations with each property's soil, slope, style, budget, and surrounding outdoor improvements.

Outdoor Planning

We plan drainage alongside planting, hardscape, and lighting so water paths fit the complete outdoor layout.

We recently had Adam help us with two big yard projects. For our primary home we had a goal of making our property lower maintenance so Adam designed a beautiful plan to bring in character with large rocks and appropriate ground cover and plants to replace all of the grass that we took out in the front yard and he and his team replaced our backyard grass with beautiful artificial turf that looks like perfectly cut grass. We are thrilled with the results and can’t say enough about how great Adam was to work with. He was very organized, had great communication and check ins and did exactly what he said he would do, and his team of workers were so respectful of property and easy to work with. After such a great experience we had him also help re design and improve our Suncadia yard to make it fit in more with the mountain landscape. All Projects were finished ahead of deadlines for some key entertaining events we had planned!

Adam has done landscaping jobs on our property, and we couldn’t be happier with the results. We managed to turn our backyard into a mini park, and the expense was more than reasonable. We also changed our high maintenance front yard into a low maintenance clean look that doesn’t demand weekly attention. When you get to the time of picking plants, Adam will meet you at the nursery and he’ll give you excellent advice as to what plants are best suited for your layout and expected results, and your plants are guaranteed for one year, so if some don’t take, he’ll replace them with new ones. Both jobs added value and usability to our place, and now we’re able to enjoy our yard year round

Questions about water control and drainage work

Who provides drainage work in Issaquah?

LandscaperIssaquahwa.com provides drainage work for residential and commercial properties in Issaquah. We review soil, slope, runoff, standing water, and existing landscape features before planning the work. Our landscape architect-led design connects drainage with planting, hardscape, and outdoor living improvements. We also present scope and upfront pricing before construction begins.

What changes the price of drainage work on my property?

The price depends on the water source, soil, slope, access, existing drainage parts, discharge path, and related grading or hardscape work. A small surface-flow change has different requirements from subsurface drainage near a foundation. We review the property and explain the scope before giving upfront pricing, so you can compare the work being proposed.

Can drainage work protect a retaining wall or walkway?

Yes, drainage work can reduce water pressure and erosion around retaining walls, walkways, and planting edges when the water path is addressed. We inspect the slope, soil, surface grade, and nearby outlets before recommending changes. The plan must move water safely without sending runoff toward another part of the property.

What should I send before asking for a drainage quote?

Photos of pooling, erosion, muddy areas, slopes, and nearby hardscape give us useful starting information. Include the property address, a short description of when the problem appears, and any known drainage or grading work. We still need to assess the site because photos cannot show soil depth, grade, access, or the full water path.

How does drainage work fit with a larger yard design?

Drainage planning fits with planting, patios, walkways, retaining walls, lighting, and other outdoor improvements. We place water-control decisions within the property's wider design so a new path or planting bed does not block flow. Our design-to-build process covers site conditions, material selection, architectural integration, and construction.

Is regular maintenance needed after drainage work?

Yes, regular maintenance helps keep outlets, inlets, channels, and surrounding soil clear. Leaves, sediment, plant growth, and surface settlement can change how water moves. We explain the maintenance points tied to the completed work, and we can also discuss how nearby planting or hardscape care affects drainage performance.

Key Points About Drainage Solutions

  • Water symptoms do not identify the cause by themselves.
  • Soil and slope shape the drainage plan.
  • Every collected flow needs a suitable outlet.
  • Drainage should be coordinated with patios, paths, walls, and planting.
  • Regular maintenance helps preserve clear water paths.

Scenarios

When Customers Call Us About Drainage Solutions

1

Runoff Reaches A Foundation

Water that gathers near a foundation needs a clear source and discharge review. The key issue is the route from the upper part of the property to the low area, along with soil and existing outlets. We can inspect the flow path and outline drainage work that fits the surrounding grading, planting, and hardscape.

2

A Lawn Stays Soft And Muddy

A soft lawn may reflect poor surface flow, compacted soil, or water entering from a nearby slope. Planting more grass won't solve the cause if water has nowhere to go. We assess the low area, soil condition, and nearby landscape features before recommending grading or drainage changes.

3

Erosion Starts On A Slope

Small channels in sloped soil show that runoff is carrying material downhill. The drainage plan must slow or redirect that flow without creating a new problem below the slope. We review the source, path, and receiving area, then explain the construction scope and maintenance points before work begins.
