French Drain Installation for Kent Drainage Problems

French drain installation suits areas where water gathers near a foundation, lawn, patio, walkway, or planting bed. The job focuses on giving that water a controlled route through a trench, drainage gravel, and perforated pipe.

The key decision is whether the site needs subsurface collection or a different drainage method. We review soil, slope, existing drainage, and access before we recommend the work. A French drain won't correct every water problem, especially when the main cause is a roof outlet, plumbing leak, or a surface grade that needs reshaping.

  • Identify where water collects and where it travels after rain.
  • Check the proposed trench path against patios, walkways, planting beds, and other site features.
  • Confirm how the drain will discharge water safely.
  • Review soil, slope, drainage, and access before setting the work scope.

Service Overview

French drain installation is a drainage method that collects surface or subsurface water in a gravel-filled trench and moves it through perforated pipe.

  • A French drain manages water below grade, while a swale shapes the surface to guide runoff across the property.
  • We provide French drain installation for Kent properties and nearby King County communities.

The scope this service is meant to handle

A typical Kent property may have standing water beside a lawn or paved area, but the visible puddle doesn't identify the source. We trace the water path, inspect the grade and soil, then decide whether a trench drain, surface grading change, or French drain fits the site.

French Drain Decisions That Protect the Rest of the Yard

Site conditions guide the drain route

The drain route must fit the property's slope, soil, access, and existing features. We explain what those conditions mean before setting the work scope.

The outlet matters as much as the trench

Collected water needs a suitable discharge path. A trench without a workable outlet won't solve the full drainage problem.

The service has a clear limit

A French drain is the wrong job when a roof leak, broken supply line, or surface grading issue causes the water. Those causes need a different repair or site change.

Design and construction stay connected

Our landscape architect-led design considers drainage beside planting, walkways, patios, retaining walls, and lighting.

Process

How We Plan and Build the Drain

1

Trace the water path

We inspect the wet area, nearby grades, soil, and existing drainage to understand where water enters and collects.

2

Set the trench route

We choose a route that fits the property layout and keeps access, paving, planting, and the discharge point in view.

3

Prepare the trench

We form the trench to support the planned slope and place landscape fabric where the soil needs separation from the drainage layer.

4

Place pipe and gravel

We set perforated pipe in drainage gravel, then build the surrounding layers needed for water to reach the pipe.

5

Explain the finished drainage path

We review how water should move through the system and identify maintenance needs around the outlet and surrounding grade.

What a French Drain Changes on Your Property

A planned collection route moves water away from the area where it stands.

The gravel and pipe system gives subsurface water a defined path through the trench.

Landscape fabric helps keep soil from mixing into the drainage layer.

A clear discharge plan reduces the risk of moving water toward another problem area.

The design can account for patios, paths, planting beds, and other finished features.

Choosing a Drainage Method for Standing Water

These methods address different water paths, so the visible puddle does not decide the answer by itself.

We recently had Adam help us with two big yard projects. For our primary home we had a goal of making our property lower maintenance so Adam designed a beautiful plan to bring in character with large rocks and appropriate ground cover and plants to replace all of the grass that we took out in the front yard and he and his team replaced our backyard grass with beautiful artificial turf that looks like perfectly cut grass. We are thrilled with the results and can’t say enough about how great Adam was to work with. He was very organized, had great communication and check ins and did exactly what he said he would do, and his team of workers were so respectful of property and easy to work with. After such a great experience we had him also help re design and improve our Suncadia yard to make it fit in more with the mountain landscape. All Projects were finished ahead of deadlines for some key entertaining events we had planned!

I had a great experience with Adam Gorski Landscapes. I'm not big on writing reviews, but this company deserves one! From design to build, the process was flawless. Adam and his team exceeded expectations at every turn. We were honest about our budget, and there was no pressure to go over. That was big for us, and something we didn't find with other companies. Equally important was timing and professionalism. They showed up when they said they would, left the site organized and presentable every day, and finished on time and on budget. The work done was amazing, we get compliments on it over and over! I would recommend Adam and his team to friends and family. If you read this and engage with him, you won't be disappointed.

Questions About French Drain Installation

How does landscape fabric help redirect standing water?

Landscape fabric supports water flow by separating soil from the drainage gravel around the perforated pipe.

The fabric does not move water by itself. The system redirects water through the open gravel layer and pipe, while the trench slope carries it toward the discharge point.

We select the fabric placement as part of the trench design, based on soil and site conditions.

What should I confirm before approving a French drain plan?

A French drain plan should identify the water source, trench route, pipe path, gravel layer, and discharge point.
  • Confirm where collected water will go.
  • Ask how patios, paths, and planting beds affect access.
  • Review which site conditions could change the work scope.

These details help you compare the proposed work with the actual drainage problem.

Which site conditions can change the work plan?

Soil, slope, access, existing hardscape, and the discharge route can change the work plan.

Heavy soil may affect how water reaches the pipe. A patio or walkway can limit the trench path, while a weak outlet can prevent the system from solving the problem.

We inspect these conditions before we set the scope and prepare a quote.

When is a French drain the wrong drainage fix?

A French drain is the wrong fix when a roof leak, plumbing leak, or surface grading problem causes the water.

Those issues need their own repair or a change to the finished grade. A drain can collect water, but it won't repair the source that keeps adding water.

We review the source before recommending this installation.

Why does standing water return after drainage work?

Standing water can return when the outlet is blocked, the trench slope is weak, or another source feeds the area.

Soil can also move into the drainage layer if the system lacks suitable separation. We check the discharge path, pipe access, surrounding grade, and visible soil movement before discussing the next repair.

How do you decide where the drain should end?

The drain should end at a discharge point that can receive collected water without creating another site problem.

We review the property's grade, nearby features, and the path water will take after leaving the pipe. The final route depends on the actual layout, so we explain it during the site review.

What changes the quote for this drainage work?

The trench route, excavation access, soil, pipe path, discharge point, and nearby finished features change the quote.

Longer or harder-to-access routes require a different work scope than open lawn areas. We review the property and explain what the quote includes before you decide.
