Why does water keep collecting in low areas after rain?

Water keeps collecting when the ground lacks a clear path to a suitable discharge point. A French drain can collect subsurface and surface water, but its location must match the site's slope, soil, and nearby structures. A site review helps determine whether drainage work fits the problem or whether another repair should come first.

French Drain Installation for Seattle Low Areas

French drain installation suits properties where water gathers in a low area and needs a planned route away from the problem spot. The job can involve a trench, washed gravel, filter fabric, perforated pipe, and a lawful discharge point.

The key decision is placement. We look at the water's path, the property slope, soil, foundation perimeter, and downspout outlets before setting the drainage scope. A drain may be the wrong fit when the main issue is a failed surface grade, a damaged downspout, or a structural foundation problem.

  • Locate where water gathers after runoff reaches the property.
  • Check the slope between the problem area and a possible outlet.
  • Review the foundation perimeter and nearby hardscape.
  • Trace downspout outlets before adding a new drainage line.
  • Confirm whether the proposed route can be built and maintained.

Service Overview

French drain installation is a drainage system that collects water through a perforated pipe and directs it through a gravel-filled trench.

  • A French drain manages water movement, while a retaining wall holds soil and a surface drain collects water at a visible inlet.
  • We provide this work for Seattle properties and homeowners throughout King County and nearby Eastside communities.

What Better Drainage Changes

A planned collection path helps move water away from areas where it gathers.

The drain route can work with patios, planting beds, walkways, and other outdoor improvements.

Reviewing downspout outlets helps separate roof runoff from other drainage concerns.

A site-based layout gives you a clearer choice between drainage work and surface grading.

Regular maintenance helps keep the trench outlet and surrounding drainage path clear.

Process

How We Plan and Build the Drain

1

Inspect the water path

We inspect soil, slope, runoff patterns, downspout outlets, and the foundation perimeter.

2

Set the drain route

We choose a collection path that connects the wet area to a suitable discharge point.

3

Prepare the trench

We prepare the trench for drainage stone, filter fabric, and perforated pipe.

4

Connect and place the pipe

We place the pipe and connect it to the planned drainage route.

5

Review the finished work

We review the outlet, surrounding grade, and site restoration with you.

Choosing the Right Drainage Approach

Placement follows the water path

The drain should sit where it can collect water and reach a suitable outlet. We review slope, soil, and nearby structures before setting the route.

Design and construction stay connected

Our landscape architect-led design process links drainage with planting, patios, walkways, and other site features. That helps the finished work fit the property.

Drainage is not every water problem

A French drain is not the right job when a blocked downspout, failed surface grade, or foundation defect causes the water. We identify that distinction during the site review.

Drainage Choices for a Wet Property

These options address different water sources, so the right choice depends on what the site inspection finds.

Adam and his team transformed our front yard, and the results exceeded our expectations. What started as a space overdue for updating is now a bright, well‑designed landscape with vibrant flowers that looked great all summer. We also really appreciate the reduced lawn area, which has made upkeep much easier. The project was completed in just a few days and included the installation of a new underground sprinkler system. Adam’s crew was courteous, detail‑focused, and consistently left the work area clean and organized at the end of each day. We’re extremely pleased with the finished product and wouldn’t hesitate to recommend Adam and his team.

We recently had Adam help us with two big yard projects. For our primary home we had a goal of making our property lower maintenance so Adam designed a beautiful plan to bring in character with large rocks and appropriate ground cover and plants to replace all of the grass that we took out in the front yard and he and his team replaced our backyard grass with beautiful artificial turf that looks like perfectly cut grass. We are thrilled with the results and can’t say enough about how great Adam was to work with. He was very organized, had great communication and check ins and did exactly what he said he would do, and his team of workers were so respectful of property and easy to work with. After such a great experience we had him also help re design and improve our Suncadia yard to make it fit in more with the mountain landscape. All Projects were finished ahead of deadlines for some key entertaining events we had planned!

I had a great experience with Adam Gorski Landscapes. I'm not big on writing reviews, but this company deserves one! From design to build, the process was flawless. Adam and his team exceeded expectations at every turn. We were honest about our budget, and there was no pressure to go over. That was big for us, and something we didn't find with other companies. Equally important was timing and professionalism. They showed up when they said they would, left the site organized and presentable every day, and finished on time and on budget. The work done was amazing, we get compliments on it over and over! I would recommend Adam and his team to friends and family. If you read this and engage with him, you won't be disappointed.

Questions About French Drain Installation

Where should a French drain go when water pools in a low area?

Low areas should receive a French drain only where the route can collect water and reach a suitable outlet. We check the site's slope, soil, foundation perimeter, and nearby hardscape before choosing placement. The route also needs room for construction and future maintenance. A site review helps confirm whether the drain belongs in the low area or farther upslope.

What does the crew inspect before starting this drainage work?

The first inspection checks soil, slope, runoff, downspout outlets, and nearby structures. We also look at the foundation perimeter and the likely discharge point. These findings shape the trench route and show whether surface grading or a downspout repair should be part of the scope. You receive a clearer basis for deciding how to proceed.

How does the work differ from fixing a downspout outlet?

A French drain collects water from the ground or surface, while a downspout outlet carries roof runoff. The two systems can connect, but they solve different sources of water. We trace the downspout first so roof discharge does not hide a separate drainage problem. That check helps keep the proposed system focused.

Which site conditions change the project quote for French Drain Installation?

The proposed route, soil, access, outlet, and related grading work change the project quote. A route near a foundation or hardscape can require more careful planning than an open planting area. We review those conditions during the site assessment, then prepare a quote tied to the defined scope.

When should a homeowner request a drainage assessment for French Drain Installation?

A homeowner should request an assessment when water repeatedly gathers, crosses a path, or stays beside the foundation. Early review helps separate drainage issues from blocked downspouts, poor surface grade, or structural concerns. In Seattle, Washington, we assess the property itself and discuss the route before recommending construction.

Why can a new French drain fail to solve standing water?

A new French drain can fail when its route misses the water source or lacks a suitable outlet. Soil movement, blocked pipe, poor grade, and roof runoff can also affect performance. We check the full drainage path before construction, and regular maintenance helps keep the pipe, gravel, and outlet clear.
