Why does runoff keep collecting near my home after rain?

Runoff keeps collecting when the existing slope, outlet, or soil cannot move water safely. A rain garden can help when its location fits the drainage pattern and setback needs. We inspect the flow path, soil, and nearby structures before recommending placement. The right fix may also involve adjusting the downspout outlet or addressing a separate drainage issue.

Rain garden installation for Sammamish properties

Rain garden installation suits homeowners who want to manage runoff as part of a wider outdoor improvement. The work focuses on where water enters, how the ground holds it, and whether the proposed location protects the home.

This page centers on placement. A downspout outlet, natural depression, and safe setback can change the plan, so the buyer’s key decision is whether a rain garden fits the site at all. We’ll explain the findings before design and construction move ahead.

  • Trace where roof and surface runoff travels.
  • Check the proposed location against the home and other structures.
  • Review soil, slope, drainage, and access conditions.
  • Confirm whether a rain garden fits the property’s water pattern.
  • Request a project scope before construction begins.

We now have a fabulous fenced garden where our local deer and elk cannot ravage. They created a beautiful patio and putting green next to the cedar river.

We recently had Adam help us with two big yard projects. For our primary home we had a goal of making our property lower maintenance so Adam designed a beautiful plan to bring in character with large rocks and appropriate ground cover and plants to replace all of the grass that we took out in the front yard and he and his team replaced our backyard grass with beautiful artificial turf that looks like perfectly cut grass. We are thrilled with the results and can’t say enough about how great Adam was to work with. He was very organized, had great communication and check ins and did exactly what he said he would do, and his team of workers were so respectful of property and easy to work with. After such a great experience we had him also help re design and improve our Suncadia yard to make it fit in more with the mountain landscape. All Projects were finished ahead of deadlines for some key entertaining events we had planned!

Questions about planning a rain garden

Where should a rain garden be placed on my property for Rain Garden Installation?

The drainage area should guide rain garden placement, with a safe setback from the home and other structures. A downspout outlet or natural depression may help direct water to the site. We check soil, slope, runoff flow, and access before confirming the location. Placement must fit the whole property, not just the lowest visible spot.

Which site conditions change the rain garden work plan?

Soil, slope, runoff entry, access, and nearby structures change the work plan. Poor drainage can affect the proposed basin and planting layout, while a tight access route can affect construction. Our site review brings these factors into one scope. The quote reflects the work needed for the actual property.

How should I prepare before requesting a quote for Rain Garden Installation?

Property photos and a clear description of the runoff problem help us discuss the right scope. Note where water comes from, where it collects, and whether a downspout outlet feeds the area. You can also share planting ideas and other planned outdoor work. We’ll use that information to plan the site discussion.

What does the landscape architect-LED process add?

Landscape architect-led design connects the rain garden with grading, planting, access, and the rest of the yard. Our team reviews the property before selecting materials or shaping the basin. That approach helps the finished work serve a drainage purpose without treating the planting area as a separate feature.

When is a rain garden the wrong choice?

A rain garden is the wrong choice when the property cannot safely receive or hold the planned runoff. A steep slope, unsuitable soil, poor access, or a location too close to the home can change the recommendation. We explain those limits during the site review and may identify a different drainage scope.

Why does a low spot stay wet after the rest of the yard dries?

A low spot stays wet when water enters faster than the soil can absorb or move it. The cause may involve the slope, soil, outlet, or an existing drainage path. We inspect the surrounding area before linking that low spot to a rain garden. Regular maintenance also matters after planting and construction.
